Building Records and Planning Records
Planning Services holds both building and planning records. It is important to note that building and planning records deal with two separate aspects of a development. The key points to note are that:
Building records relate to the assessment of each structure against the Building Code of Australia. Documents typically held within a building file include:
- the application for building works
- permits/decision notices
- associated construction plans
- structural engineering certificates and inspection certificates (including the "building final" or "certificate of classification").
Planning records relate to the assessment of the proposed works and/or use against the relevant local planning instruments, e.g. planning scheme. The availability of documentation is subject to the provisions of the Planning Act 2016 and may include:
- application forms
- planning report
- engineering reports
- decision notice
- approved plans.
